5/1/2008- Alternative Vehicles 4 dollars a gallon???? Its time to seriously consider other options. Introducing SMART CARS. Smart cars are 3 cylinder, 1 liter gas powered engine vehicles. They are licensed for road use and include airbags and antilock brakes. Visit Smart Cars Other emerging tiny electric vehicles include GEM ( Global Electric Motorcars ), ZAP ( Zero Air Pollution), NEV ( Neighborhood Electric Vehicles ), and LSV (Low speed vehicles). They are more environmentally friendly vehicles but don’t have safety equipment yet. While the electric type vehicles have been around for a few years, the SMART cars are just now being imported. Since these vehicles do not have VIN numbers, it will be a while before they are integrated into our standard registering and insuring process. A new body style (mini subcompact) will be established for these vehicles. The insurance rates for these vehicles will be volatile until companies can determine proper pricing based on loss experience.
4/2/2008- When during the home buying process should I purchase Homeowners Insurance? We can place insurance as quickly as the day before closing. However, I recommend three weeks prior to the closing date. This gives the mortgage company sufficient time to review the policy. It also allows your Insurance company to preform their home inspections. The insurance inspections can be done AFTER closing, but it helps having the inspection results prior to closing day. This gives you further negotiation power with the seller should something arise during the insurance inspection.
3/25/2008- Vacant Houses There is a major difference between a "vacant house" and an "unoccupied house." A vacant house is completely empty. An unoccupied home is furnished but without a current resident. Maybe the homeowner went on vacation for the summer. This home would be unoccupied for the time. Most insurance companies shy from covering vacant houses. Vacant homes have a high propensity for vandalism, and or squatters. If you have a vacant house that needs insurance, I do have a policy available through NY State. The coverages are limited and the state requires that the windows are boarded. 3/17/2008- Gold Hits $1000 per ounce. Look out for Burglaries With the value of the dollar declining and oil prices increasing, investors are looking elsewhere. This has lead to the value of gold skyrocketing to almost $1000 per ounce. Historically, when the gold prices increase, the insurance industry sees increases in burglaries. Thieves break into homes specifically looking for gold knowing they can pawn it for record profits. It is important to know that homeowners insurance usually caps jewelry claims at $1000 per claim. 2/28/2008- Salvage a Totaled Vehicle If your vehicle is totaled, (the repair cost exceeds the current value) your auto insurance company may subtract the "Salvage Value" of the car when paying the claim. You would need to contact a Rockland County Salvage Yard to see what they will offer for as a salvage value. Whats my car worth?
2/21/2008- Underground Oil Tanks If you have an underground oil tank leak in Rockland County, you must immediately call the Spills Hot Line at 1-800-457-7362. Pay extra attention when purchasing a home with an underground oil tank. Spills are expensive to clean and create large liability issues for the homeowners. As oil tanks age they may rust and leak. When purchasing a home, have a qualified inspector evaluate the tank and soil around the tank. In Rockland County try Frank Libero.. After purchasing the house, monitor the grounds regularly for any unusual smells or dry spots. This could be the first sign of a spill. If you home is using more than a normal amount of oil, it may be leaking as well. 2/19/2008- Homeowners Insurance Claims, Fires on Closing Day I heard an unusual story recently. It was closing date on a Nanuet home. A buyer and seller met at the attorney’s office to sign the paperwork and officially transfer ownership, but paid little attention to the sounds of the Nanuet Fire Truck sirens screeching by. The buyer and seller negotiated the details of the transaction, would the rose bush stay with the house or leave with the seller? The plasma screen TV mounted to the wall… is it staying or going? Typical real estate closing issues. After excrutiating hours, the deal closed and the buyers were gleaming with satisfaction of being a first time homeowner. They took the keys to check out their new home. When they arrived, they weren’t alone. Nanuet’s bravest were putting out a fire that completely destroyed their new house. Since homeowners insurance is required by most mortgage companies prior to closing, luckily they were covered. It must have been a record for quickest homeowners insurance claim ever filed. Sometimes people mention they don’t plan on actually moving in right away. They want to know if they can wait a few weeks before setting up their homeowners insurance. The answer is no.

2/13/2008- Rockland County Storm 08: A day in the life of an Insurance Agent Rockland had its first significant storm of 2008. I spent the day advising clients how to proceed with weather related incidents. We had a client in West Haverstraw who had damage to his roof and interior of his house due to the weight of the snow. We are holding off on filing a claim on his homeowners insurance until we determine the amount of damage. Generally, you don’t want to file a claim until you know how much damage was caused. This was you can ensure you aren’t informing the insurance company about losses that are under the deductible. We also heard from a fairly new client in New City that was in an auto accident. She contacted us from the hospital to find out how to proceed with an auto insurance claim. I felt badly as she sounded rattled from the incident. 1/8/2008- Should I buy insurance from a car rental company when I rent a vehicle? Usually not. Your primary car insurance extends to cars that you borrow or rent. So dont feel pressured into buying additional coverage for high daily prices unless you are traveling abroad. (Coverages are limited to the U.S.) Keep in mind your insurance will only extend coverages that you currently have. So if you have LIABILITY ONLY on your car insurance, you should purchase comp and collision from the rental company. If you have FULL COVERAGE on your every day vehicle that should be adequate. Just remember to bring a current id card to the dealership. Also remember to pay your car insurance before going on vacation. Someone was once smart enough to waive the rental insurance but since she was away, she didnt get her insurance bill and her primary coverage cancelled for non-payment. Another reason why its good to have an agent that monitors your insurance regularly for any lapses and has alternatives ways to contact you if need be. 12/14/2007- Keep Distance Behind Snow Covered Vehicles Rockland County had its first snow storm of the season yesterday. (Last year our first snow arrived in February!) 12/12/2007- Holiday Home Safety It’s the most wonderful time of the year. It could also be the most dangerous. Some First time homeowners, excited about first time holiday decorating; fail to plan for holiday safety. There are an estimated 200 fires and 25 injuries resulting from Christmas tree fires each year. You can easily prevent most incidents---- Ensure that whichever room contains the Christmas tree also has a smoke detector--- While putting on the ornaments, it is also a good time to check the detector’s batteries.--- Do not place your tree near a heat source, including fireplaces or heat vents. The heat can ignite, and cause flames or sparks.--- Cut the bottom two inches of the tree for better water absorption. This will preserve the life of the tree.--- Remember nightly to check the tree for water.--- Never put Christmas tree branches or needles in a fireplace or wood-burning stove.--- Never burn wrapping paper in the fireplace.
